To begin the process, contact Boyd H. Leyburn Designs. We will arrange a way for you to convey your needs and desires, either in person or over the internet. Once we have a basic understanding of your needs, we will create a contract for your project.
Typically, we use a fixed fee contract based on the heated area of the project. For basic services, the rate is $4.00/sq. ft. For more detailed services, the price increases accordingly. The fee is typically broken into four payments, the first due at the start of the project, the second due at the end of the Schematic Design Phase, the third due at the end of the Design Development Phase, and the final payment due upon delivery of the Construction Documents.
During the Schematic Design Phase, we arrange the spaces and masses of the house, often in sketch form. You will be conveying more and more of your tastes and desires as we progress.
Once the Schematic Design has been approved, we move on to the Design development Phase. During this phase, we refine the design based on the feedback we receive from you. At the end of this phase, floor plans and elevations will be in drafted form.
Once the Design Development drawings have been approved, we produce dimensioned annotated drawings and details needed to construct the house. There may be further refinements to the design, even during this final stage.
Depending on your location, we may do site visits during construction, at your request. (There will be an additional travel charge for site visits.)
Home Remodels
To begin the process, contact Boyd H. Leyburn Designs. We will need to see your project, either in person or with photos over the internet, to determine your needs. Once we have a basic understanding of your needs, we will create a contract for your project.
Typically, we use a fixed fee contract based on an estimate of the hours required to complete your project. That fee usually ends up being around 5% of the construction cost of the project (more for smaller jobs and less for larger jobs). The fee is typically broken into four payments, the first due at the start of the project, the second due at the end of the Schematic Design Phase, the third due at the end of the Design Development Phase, and the final payment due upon delivery of the Construction Documents.
The first part of the Schematic Design Phase is to create drawings of your existing house. That may require us spending time at your site measuring and photographing your existing house. (If you do your own measurements and photos, our contract will include a disclaimer about the accuracy of our drawings.) Once we have the existing house drafted, we begin to arrange the spaces and masses of the revisions to house, often in sketch form. You will be conveying more and more of your tastes and desires as we progress.
